Parklawn ELEMENT

Buch renovated JBG’s Parklawn ELEMENT, a 93,000 SF office building adjacent to the Twinbrook Metro Station in Rockville, MD. This building was originally designed to be leased to GSA as laboratory and warehouse space. This adaptive reuse project consisted of a complete 4-story renovation of the building skin and interior public spaces to allow for the re-positioning of the Element building, which was proposed to be leased as cutting-edge loft space for the biotech or high-tech market. The existing structure was demolished down to the steel and a new core and shell were constructed which included a modern lobby with an elaborate staircase, a fitness center, and new elevators.
The project was originally targeting a LEED Silver certification, but during construction attained sufficient points needed to deliver a LEED Gold project.
